Site plan, to scale

Lot shape is assumed from the listing aerial. The parcel is drawn as a right triangle: 280 ft along the back property line and 240 ft along the left side (33,600 SF = 0.77 ac), with the long side on E Ramseur St. The 12,500 SF building sits in the back-left right-angle corner, facing the yard. Replace with the survey or county parcel map before relying on the counts.

Red dashed line: perimeter security fence. Green bars: openings from the building to the yard and parking. Stalls are 9 × 18 ft with 24 ft two-way aisles, each aisle opening onto Ramseur St. Numbered lanes show how 9 holes fit in each course area.

Parking

CheckValue
On-site spaces in this layout (incl. 1 ADA van space)27
If the city allows only one driveway (front drive aisle replaces some stalls)~22
Peak guests on site (72 golfers + ~75 at bar and patio)~147
Cars at peak if 60% drive, 2.5 per car~35
Shortfall at peak~8
Max on site if the whole yard were parking (no outdoor holes, trucks or patio)~55
  • Plan for a rideshare drop-off at the Ramseur St curb and bike racks.
  • The wedge east of the building is the natural parking field because it fronts the street; the narrow tip loses stalls to the angle.
  • Seek a shared-parking deal for evenings with 810 E Ramseur or nearby offices that empty at night.
  • The city may set a minimum number of spaces for this use. That question goes with the zoning check.

Concept

18 holes split across the site: 9 under the building roof so play survives rain and July heat, and 9 in the fenced yard for evening play under lights. A bar takes the remaining interior space and opens to the yard. An ice cream kiosk on the patio serves the afternoon family crowd. Food trucks rotate in the yard, so there is no kitchen to build or staff.

Day and night

  • Afternoons: families, birthday parties, ice cream, lower golf price.
  • Nights: adults, bar-led, higher golf price, near Durham's bar cluster.

Broker brochure figures (CityPlat); source year not stated.

Buying is part of the thesis: the Ramseur corridor is converting from industrial to mixed use, and owning the land captures that. Nearby, the former Canada Dry bottling plant at 506/608 E Ramseur is now Durham Bottling Company co-working, and 618 E Ramseur became a mixed-use office/retail building with a rooftop. The seller, CityPlat, also owns 810 E Ramseur next door.
